Paying their rent in full on or before the 1st of each month
Keeping the premises and the surrounding area clean and in good condition
Respecting the enjoyment of their neighbours by maintaining a respectable noise level that will not disturb their neighbours
Repairing any damage occurring to the apartment through the fault of the tenant, family members or guests and to notify the landlord immediately of any repairs and major damage
Notifying the landlord of any prolonged absence from the apartment
Notifying the landlord immediately if the apartment needs repair
Upon vacating the unit:
Giving the landlord proper 60 days notice
Ensuring the apartment is in the same condition as when the tenant moved in
Promptly returning the key to the landlord
What Are the Tenants not responsible for?
Reasonable wear and tear, which refers to natural deterioration that occurs due to aging and other natural forces, where the resident has used the premises in a reasonable manner.
How Can I pay for my rent?
Payments are automatically withdrawn from your bank account via Pre-Authorized Chequing.
How do I give notice to move out?
Send an e-mail to management@meadowcreek.ca. A resident must give a full 60 days written notice on or before the first of the month. Your 60 days notice can only be given after your one-year lease agreement has concluded.
CAN THE Superintendent/LANDLORD COME IN IF I REFUSE?
Yes. The Superintendent/Landlord can enter when a 24-hour notice is given or if there is an emergency. You do not have to be present but may opt to do so. In addition, after notice of termination has been given, the Superintendent/Landlord may enter at any time between 8:00 AM and 8:00 PM for the purpose of showing the unit to prospective tenants.
DO I HAVE TO CARRY INSURANCE?
Yes. You are required to have a tenant’s insurance policy for the contents of your apartment.
Can I call the Superintendent/Landlord outside of regular office hours?

Evenings and weekends you can contact the building superintendent regarding emergencies. Please DO NOT EMAIL EMERGENCIES.
Who Do I contact for Emergencies?
Please contact the building superintendent. Leave a message if there is no answer and your call will be returned.
Are we allowed to take on another roommate?
No. The apartments are bachelor and one bedroom and are therefore not suitable for sharing with a roommate other than a family member, partner, or spouse.
When does my rent get reviewed?
We review rents once a year and may or may not increase the rent depending on the market rents at that time.
Do you allow pets?
Pets are allowed and are the tenant’s responsibility. Tenants are responsible for paying for all damages caused by their pets. Damages are determined by the Landlord/Meadowcreek personnel.
Tenants are responsible for cleaning up after their pets both inside and outside the apartment building (i.e. stoop and scoop animal waste from the Meadowcreek grounds). If tenants are not properly cleaning up and disposing of their pet’s waste they will be in violation of their rental agreement.
Do I have to be in my apartment when you do repairs?
No. You do not need to be present for repairs.
CAN I PAINT or Make Alterations to MY UNIT?
All units are freshly painted. If you wish to paint your unit you will need to receive written confirmation from the landlord. If you wish to make any alterations or additions to your unit you will need written confirmation from the landlord. Examples: window blinds, wall mounted accessories, etc. The Tenant must restore the unit to its original condition prior to vacating.
What do I do if I am locked out of my unit?
The Landlord shall not be obligated to unlock the Rented Premises and the Resident shall be responsible for all costs of re-entry, including but not limited to locksmith charges and charges for damages. Please use the convenient Service Request Form found on our website or contact the building superintendent for assistance.

Where Can I Find The Application Form?
You can download a copy of our application form in PDF format at this link or by clicking on the file below. Please download and print the file. Complete all sections of the document and sign / date. Then scan the document or take good quality photos and e-mail the completed application to info@meadowcreek.ca. There is a non-refundable $35 application fee. This fee must be remitted with your completed application by sending an Interac eTransfer to info@meadowcreek.ca or alternate arrangements for payment can made with the building superintendent.
Note: incomplete or unreadable applications will not be processed. Failure to provide correct and accurate information will result in forfeiture of the application fee and your application will not be considered. Subsequent corrected applications will be subject to another $35 fee.
